Frequently asked questions
Why hire a flooring specialist in Brussels {#pourquoi}
Brussels homes — often townhouses or older apartments — frequently have original wooden floors that need restoring, or uneven screeds that require careful preparation before installing new flooring. A local installer knows these specific requirements: managing moisture in basements, compatibility with underfloor heating in recent renovations, or carefully sanding old floors that are to be preserved.
Akdeniz Deco has been operating in Brussels for [X years]. Our guarantees:
Free and detailed quote, with no obligation
Qualified tradesmen, ten-year liability insurance and professional indemnity insurance
6% VAT applicable to renovations of homes over 10 years old (primary residence)
Sanding and restoration of old floors, in addition to installing new flooring
Installation warranty
Our services: parquet sales and installation {#services}
Solid wood flooring: nailed, glued or floating installation depending on the subfloor
Engineered flooring (semi-solid): compatible with underfloor heating, glued or floating installation
Laminate flooring: an affordable solution that is quick to install
Restoration of old flooring: sanding, repairing damaged boards, sealing or oiling
Sanding and finishing: sealing, natural oil or waxing depending on the room's use
Underlays and soundproofing: recommended in apartments, especially in multi-unit buildings
Before any installation, we check the condition and moisture content of the subfloor (screed, old flooring), as an improperly prepared subfloor is the leading cause of flooring problems (warping, creaking, peeling).

Frequently asked questions {#faq}
What is the price of parquet installation in Brussels? Allow €20 to €45/m² for installed laminate flooring, €40 to €80/m² for engineered flooring, and €60 to €120/m² for solid wood flooring (materials and installation included). For labour only, floating installation costs €10 to €18/m² and glued installation costs €18 to €30/m².
What is the difference between solid and engineered wood flooring? Solid wood flooring is made of wood throughout its thickness: it lasts 50 to 100 years and can be sanded 3 to 7 times. Engineered wood flooring has only a thin layer of fine wood on a plywood base: it is more stable, compatible with underfloor heating, but can be sanded fewer times.
Can wood flooring be installed over underfloor heating? Yes, provided you choose engineered wood flooring or certain compatible solid wood options, with an appropriate installation method. Laminate flooring is also compatible in most cases, subject to the manufacturer's recommendations.
Can old wood flooring be refurbished instead of replaced? Yes, old solid wood flooring in good condition can be sanded and refinished, which is generally cheaper than a full replacement and preserves the character of the building, common in Brussels townhouses.
What VAT rate applies to wood flooring work in Brussels? The reduced VAT rate of 6% applies to the renovation of a home over 10 years old used as a primary residence. The standard rate of 21% applies to new construction or recent buildings.
Which municipalities in Brussels do you cover? Akdeniz Deco operates in all 19 municipalities of the Brussels-Capital Region, including Ixelles, Uccle, Schaerbeek, Anderlecht, and Brussels-City.

Frequently asked questions
Why hire a tile specialist in Brussels (Akdeniz Deco)
Installing tiles in a capital like Brussels involves specific constraints: old buildings with uneven floors, apartment buildings, and sometimes difficult access in the central municipalities (Brussels-City, Saint-Gilles, Ixelles...). Hiring a local company that knows these realities helps avoid unpleasant surprises on site.
Akdeniz Deco has been operating in Brussels for 40 years. Our guarantees:
Free and detailed quote, without obligation
Qualified tradesmen, ten-year liability insurance and professional civil liability insurance
6% VAT applicable to renovations of homes over 10 years old (primary residence)
Deadlines respected, even in apartment buildings or city centres
Installation warranty
Our services: tile sales and installation
We cover all tiling projects, whether supplying, installing, or both:
Floor tiles: living room, kitchen, hallway, bedroom
Wall tiles: kitchen, bathroom, splashback
Bathroom and walk-in shower: waterproofing, drainage, non-slip tiles
Outdoor tiles: terrace, balcony, driveway, frost-resistant materials
Renovation of existing tiles: removal, substrate levelling, installation over existing tiles when possible
Grout and finishes: water-repellent or epoxy grout for greater durability
Every project begins with a visit or discussion to assess the condition of the substrate, as an uneven floor or poorly fixed old flooring may require additional preparation (self-levelling compound, bonding primer).
Which tiles to choose in 2026?
The choice of tiles depends on the room, budget and desired style:
Tile type
Recommended use
Key features
Porcelain stoneware
Indoor/outdoor floors
Highly resistant, low porosity
Ceramic tiles
Walls (kitchen, bathroom)
Wide choice of finishes
Subway tiles
Splashbacks, bathrooms
Classic look, highly sought after in Brussels kitchens
Large format (60x120, 90x90, 100x100)
Floors, living rooms
Fewer joints, contemporary effect
Natural stone
Floors, terraces
High-end appearance
Non-slip tiles
Terraces, showers
Safety outdoors or in wet areas
Large format tiles are increasingly popular in recent renovations in Brussels to reduce the number of visible joints, while subway tiles remain a safe choice for classic or industrial-style kitchens.
Tile prices in Brussels in 2026
Prices vary depending on the tile format, the complexity of the room and whether you supply the materials. Here are some market benchmarks for the Brussels region:
Service
Indicative price (excl. VAT)
Installation only, standard 60x60 cm format
€25 to €40/m²
Installation only, large format (90x90 to 100x100 cm)
€38 to €58/m²
Bathroom installation (with waterproofing)
€45 to €65/m²
Supply + installation, wall tiles
€45 to €110/m²
Walk-in shower
from €1,000
Hourly rate for a tiler in Brussels
€40 to €55/h excl. VAT
In Brussels and Flanders, labour costs are on average slightly higher than in Wallonia (€40-55/h compared to €35-45/h), due to the cost of living and demand. The final price depends mainly on installation time: an experienced tiler installs an average of 8 to 15 m² per day in standard format, compared to 5 to 10 m² per day in large format, which requires double-buttering and specific tools.
Good to know: for any renovation of a home over 10 years old used as a primary residence, the reduced VAT of 6% applies (instead of 21%), which represents a substantial saving on the tiling cost.
These amounts are given as an indication and do not replace a personalised quote, which remains free at Akdeniz Deco

How to choose the right tiles? The complete guide to avoiding mistakes
Choosing tiles is not just about selecting a color or pattern. To achieve a durable, attractive, and easy-to-maintain result, you must also consider the room, the level of foot traffic, moisture, size, finish, and installation requirements.
Tiles suitable for a living room may not be appropriate for a shower, patio, or staircase. The right choice therefore depends above all on the intended use.
In this guide, Akdeniz Deco helps you understand the main criteria to check before buying your tiles.
Why is it important to choose the right tiles?
Tiles are generally installed for many years. A mistake at the time of purchase can lead to:
a floor that is too slippery;
a material that is difficult to clean;
tiles that are unsuitable for outdoor use;
an insufficient quantity during construction;
a disappointing visual result;
additional installation or replacement costs.
The price per square meter remains important, but it should never be the only criterion. You must look for the best balance between durability, safety, aesthetics, maintenance, and budget.
1. Choose your tiles according to the room
Each room has its own requirements. Before comparing colors and collections, start by identifying where the tiles will be installed.
What tiles to choose for a living room or lounge?
The living room is a highly frequented living space. The tiles must therefore be durable, visually comfortable, and easy to incorporate into the decor.
Large formats such as 60 × 60 cm, 80 × 80 cm, or 60 × 120 cm create a sense of space and reduce the number of visible joints.
The most popular styles for a living room are:
stone effect;
concrete effect;
marble effect;
wood effect;
beige, sand, light gray, or greige tones.
A matte or slightly satin finish generally provides a contemporary result that is easy to live with every day.
What tiles to choose for a kitchen?
In a kitchen, the tiles must resist stains, water splashes, grease, and regular cleaning.
Prioritize:
an easy-to-clean surface;
low-porosity tiles;
a matte or satin finish;
a color that does not show marks too easily;
joints suitable for intensive use.
For a backsplash, small formats, decorative tiles, or zellige effects can add character. For the floor, it is better to opt for durable, easy-to-maintain tiles.
What tiles to choose for a bathroom?
The bathroom requires special attention because moisture and the risk of slipping are significant.
For the floor, choose tiles that are sufficiently non-slip. In a walk-in shower, safety must come before aesthetics.
For the walls, the possibilities are broader:
marble effect;
stone effect;
terrazzo;
subway tiles;
large formats;
decorative reliefs.
Light colors visually enlarge a small bathroom, while dark shades create a more sophisticated atmosphere.
What tiles to choose for a toilet?
Toilets allow for greater decorative freedom. You can use:
graphic tiles;
a terrazzo effect;
a hexagonal format;
a stone imitation;
a contrasting color;
a decorative wall.
In a small space, light tiles or a medium format can create a sense of volume. However, maintenance must remain simple.
What tiles to choose for a bedroom?
Tiles are less common in a bedroom, but they can be appealing with underfloor heating or in a contemporary interior.
Wood-effect tiles offer the warm appearance of parquet with the durability and ease of maintenance of tiles.
To maintain a comfortable atmosphere, prioritize:
natural tones;
a realistic wood effect;
discreet joints;
a straight or offset installation;
a matte finish.
What tiles to choose for an outdoor patio?
Outdoor tiles must withstand rain, temperature fluctuations, frost, UV rays, and frequent foot traffic.
You should check:
their intended outdoor use;
their level of grip;
their resistance to the elements;
their thickness;
compatibility with the substrate;
the quality of installation and water drainage.
For a patio, stone, concrete, and wood effects are particularly popular. An intermediate color is often easier to maintain than very light or very dark tiles.
What tiles to choose for a staircase?
Staircase tiles must be durable and safe.
It is advisable to provide:
a non-slip surface;
suitable stair nosings;
good visibility between the steps;
a shock-resistant material;
precise and uniform installation.
The choice of finishes is essential, as stairs are high-traffic areas.
5. Check the durability of the tiles
Not all tiles offer the same level of durability. Some are intended for walls, while others are for residential floors, commercial spaces, or outdoor areas.
Before purchasing, check in particular:
the product's intended use;
its resistance to foot traffic;
its scratch resistance;
its shock resistance;
how it handles moisture;
its suitability for outdoor use.
The more frequented a room is, the more durable the tiles must be.
An entryway or kitchen floor will be more heavily used than a bathroom wall.
3. Choose sufficiently non-slip tiles
Grip is a fundamental criterion in wet rooms and outdoors.
It is particularly important for:
showers;
bathrooms;
patios;
pool surrounds;
staircases;
entrances exposed to rain.
Highly glossy tiles can be elegant, but they are not always suitable for wet floors.
Seek advice before choosing a flooring for a high-risk area.
4. Choose the right tile format
The format greatly influences the final appearance of the room.
Large formats
Large tiles provide a modern, sleek style. They reduce the number of joints and create a sense of continuity.
They are particularly suitable for:
living rooms;
large kitchens;
contemporary bathrooms;
open spaces;
commercial spaces.
However, they require a sufficiently flat substrate and precise installation.
Small formats
Small tiles are suitable for:
backsplashes;
showers;
curved surfaces;
niches;
decorative areas;
small spaces.
They increase the number of joints, which can improve grip in certain areas, but also require more maintenance.
Rectangular formats
Rectangular formats can be installed:
lengthwise;
widthwise;
offset;
in a herringbone pattern;
diagonally.
The direction of installation can visually enlarge a room or change its perception.
5. Choose between a matte, glossy, or textured finish
The finish influences style, maintenance, and safety.
Matte tiles
Matte tiles offer a sober, contemporary look. They generally show marks less than some highly glossy surfaces.
They are popular in living rooms, kitchens, bathrooms, and patios.
Glossy tiles
Glossy tiles reflect light and can visually enlarge a room.
They are particularly suitable for walls, backsplashes, or certain rooms with floors that are not exposed to moisture.
However, they may highlight marks, reflections, and imperfections more.
Textured tiles
Textured tiles have a more textured surface.
They can be appealing for:
outdoor use;
wet areas;
stone effects;
decorative walls;
spaces seeking more texture.
However, a highly textured surface may require more careful maintenance.
6. Choose the color according to the light and the size of the room
Color greatly changes the perception of space.
Light tiles
Light shades:
reflect light;
create a sense of space;
create a bright atmosphere;
are suitable for small rooms.
Beige, cream, off-white and light grey are easy to match.
Dark tiles
Dark colours add contrast and a premium feel.
They work particularly well in:
a large bathroom;
a modern kitchen;
a commercial space;
a feature wall;
a well-lit room.
However, they can make dust, water marks or limescale more visible.
Marble or terrazzo effect tiles
Marble and terrazzo effects add character. They can be used over a large area or as a decorative feature.
To avoid overwhelming the room, pair them with more understated furniture and walls.
7. Take the width and colour of the grout into account
Grout has a major impact on the final result.
Grout close to the colour of the tiles creates a uniform effect. Contrasting grout highlights the shape and format of the tiles.
The width of the grout depends on:
the type of tile;
its format;
the regularity of its edges;
the substrate;
the installation method;
the manufacturer's recommendations.
Do not choose grout based on colour alone. It must also be suitable for the room, humidity levels and foot traffic.
8. Allow for enough tiles
Buying exactly the area of the room is a common mistake. Always allow a margin for:
cuts;
damaged tiles;
angles;
obstacles;
the direction of installation;
future repairs.
The required margin varies depending on the shape of the room and the installation method.
Straight installation in a simple room generally results in fewer losses than diagonal or herringbone installation, or installation in a room with many angles.
It is recommended to have the quantities calculated before ordering.
9. Check the dimensions and flatness of the substrate
Even high-quality tiles can produce a poor result if the substrate is not properly prepared.
Before installation, check:
the flatness of the floor or wall;
the cleanliness of the substrate;
its moisture level;
the presence of cracks;
its stability;
compatibility with the adhesive;
waterproofing in wet areas.
Large-format tiles require particularly precise preparation.
10. Do not overlook installation products
The result depends as much on the tiles as on the products used to install them.
Choose the following correctly:
adhesive;
grout;
primer;
waterproofing;
spacers;
profiles;
post-installation cleaning products.
Products must be suitable for the substrate, tile format, room and indoor or outdoor use.
The most common mistakes to avoid
Choosing based on appearance alone
Tiles may be very beautiful but unsuitable for their intended use. Always check their recommended use and specifications.
Buying based on price alone
An attractive price does not guarantee that the product will be suitable for your room or project.
Underestimating waste
An insufficient quantity can cause work to stop. The same model or production batch may no longer be available.
Neglecting grout
Poorly chosen grout can completely change the look and make maintenance more difficult.
Mixing tiles without checking for shade variations
Tiles may vary slightly. It is advisable to open several boxes and mix the tiles during installation.
Installing outdoor tiles indoors without checking their maintenance requirements
A highly textured surface may be more difficult to clean in a kitchen or living room.
Choosing slippery tiles for a wet area
Safety must remain a priority in a bathroom, shower room or on a terrace.
Forgetting to keep a few spare tiles
Keep a few spare tiles after the project is finished for future repairs.
How to choose tiles according to your budget
The budget does not only include the price of the tiles.
You must also allow for:
adhesive;
grout;
profiles;
delivery;
substrate preparation;
cuts;
installation;
waste margin;
skirting boards.
More expensive tiles may sometimes be a better choice if they offer greater durability, easier maintenance and a longer lifespan.
Therefore, compare the overall cost of the project, not just the price per square metre.
Indoor or outdoor tiles: what is the difference?
Outdoor tiles must be designed to withstand more demanding conditions.
They must be able to withstand, in particular:
temperature changes;
moisture;
adverse weather conditions;
frost, depending on the situation;
dirt;
repeated foot traffic.
Indoor tiles are not automatically suitable for a terrace.
Always check the manufacturer's recommended use.
What style of tiles should you choose?
Wood effect
Ideal for creating a warm atmosphere in a living room, bedroom or bathroom.
Concrete effect
Suitable for modern, industrial and minimalist interiors.
Marble effect
Adds an elegant, premium look to a bathroom, living room or entrance hall.
Stone effect
Suitable for natural-style interiors, terraces and contemporary spaces.
Terrazzo
Adds dynamism and a strong decorative touch.
Retro tiles
Perfect for an entrance hall, splashback, toilet or decorative area.
Checklist before buying your tiles
Before confirming your order, check the following:
The room where the tiles will be installed;
Whether they will be installed on the floor or wall;
Indoor or outdoor use;
The level of foot traffic;
Exposure to water;
The required level of adhesion;
The format;
The finish;
The colour of the grout;
The total area;
The margin for cuts;
Stock availability;
The required installation products;
Delivery;
Keeping a few spare tiles.

Are you renovating your bathroom or kitchen in Brussels and counting on the 6% VAT rate to lower the bill? Good news: it is entirely possible. Bad news: most private individuals lose this advantage without even realizing it, simply because they buy their tiles on one hand and hire a tiler on the other.
At Akdeniz Deco, we regularly see customers arrive at the showroom with a well-thought-out project, a budget calculated on the basis of 6% VAT... and no one has explained to them that the way they organize the purchase can increase the bill by 15 VAT points. On a project with €5,000 worth of materials, that represents a difference of up to €750. We explain everything to you, without administrative jargon.
The basic rule: 6% instead of 21%, but under certain conditions
In Belgium, the standard VAT rate is 21%. For renovation work, a reduced rate of 6% may apply — a far from negligible saving on a tiling, parquet, or sanitary project.
To benefit from it, your home must meet three cumulative conditions:
Be more than 10 years old, calculated from the date of first occupation.
Be used primarily as a private residence (more than 50%), whether you are the owner, tenant, or usufructuary.
The work must aim at the renovation, transformation, or repair of the home — not new construction or simple cleaning.
If your Brussels home was first inhabited before 2016, you already meet the first condition. For the rest, it is almost always the case for a classic bathroom or kitchen renovation.
The trap no one explains to you: who buys the tiles?
This is where it gets complicated, and it is the point most misunderstood by private individuals. The rule is simple, but its consequences are less so:
The 6% VAT only applies if the contractor (the tiler) buys AND invoices the materials. If you buy your tiles yourself in a store, you automatically pay 21% VAT on them — even if the installation itself is invoiced at 6%.
In concrete terms, two very different scenarios:
Scenario A — you buy the tiles, an independent tiler installs them → Tiles: 21% VAT → Installation (labor): 6% VAT → Result: you pay the full rate on all the material.
Scenario B — the tiler buys the tiles in your name and invoices them themselves → Tiles + installation: 6% VAT on the whole → Result: maximum savings.
The difference between the two scenarios, on a €5,000 pre-tax tile budget, represents about €750 (21% – 6% = 15 VAT points). It is far from an administrative detail.
How to organize yourself so as not to lose the advantage
If you want to benefit from 6% VAT on your entire project, there is a simple way to organize it:
Ask your tiler or contractor to buy the tiles directly, rather than buying them yourself and then "just" asking them to lay them. The material must appear on their invoice, not yours.
Choose your tiles in the showroom, but have the order placed in the contractor's name if they agree to handle this part. Many tilers accept this arrangement without difficulty — you just need to plan it before ordering, not after.
Check that the final invoice explicitly mentions the elements justifying the reduced rate: age of the property, residential use, nature of the work. Since July 2022, this is a legal obligation for the contractor.
Keep a written record in case of doubt: you have a period of one month after receiving the invoice to contest an incorrectly applied VAT rate.
If you prefer to choose your tiles yourself in a store — which remains the easiest way to compare colors, formats, and finishes in a showroom — talk to your tiler before placing the order. In some cases, they can take over the order already selected in the showroom under their own billing name.
What is covered (and what is not)
For a renovation project at Akdeniz Deco, here is what falls under the 6% VAT, under the conditions above:
Type of work
Eligible for 6%?
Floor and wall tiles (supply + installation by the contractor)
✅ Yes
Parquet and vinyl floors fixed or laid on site
✅ Yes
Sanitary fixtures (toilets, showers, washbasins, fixed bathroom furniture)
✅ Yes
Skirting boards cut and laid to size
✅ Yes
Materials bought by the private individual themselves, then installed
❌ No (21% on the material)
Built-in appliances (oven, dishwasher...)
❌ No, even if installed by a professional
Cleaning only, without renovation work
❌ No
A concrete example
Let's take a typical bathroom renovation in Schaerbeek, in a 1965 house (thus well eligible in terms of age):
Floor + wall tiles: €2,800 excluding VAT
Sanitary fixtures (wall-hung toilet, cabinet, shower): €1,900 excluding VAT
Full installation: €2,200 excluding VAT
If everything is invoiced by the contractor (materials + installation): 6% VAT on the whole (€6,900) = €414 of VAT. If the private individual buys the tiles and sanitary fixtures themselves: 21% VAT on €4,700 (materials) + 6% on €2,200 (installation) = €987 + €132 = €1,119 of VAT.
Difference: €705, just on the organization of the invoicing. Enough to finance a good part of the skirting boards or finishing accessories.
Our advice at Akdeniz Deco
Our role as a specialized store is to help you choose the right material at the right price — but we also encourage you to clarify this point before placing the order, not after receiving the invoice. If you are already working with a tiler or contractor, simply ask them if they can include the purchase of the tiles in their invoicing. If you do not have a tiler yet, we can direct you to professionals accustomed to working with our showroom.
For the rest — choice of materials, formats, finishes, samples — our team will assist you in our Schaerbeek showroom, from Monday to Saturday from 8:30 a.m. to 6:00 p.m.
FAQ
Does the 6% VAT apply if I buy my tiles myself at Akdeniz Deco? On the purchase of tiles alone in the store, the applied VAT is 21%, as with any purchase of materials by a private individual. The 6% rate concerns the contractor's invoice who buys and installs the materials for you, as part of an eligible renovation.
My Brussels apartment is 8 years old, can I still benefit from the reduced rate? No, the 10-year age condition is strict and is calculated from the first occupation of the property. You will have to wait until this period has passed.
Will the 6% rate change in 2026? Discussions have taken place about a possible move to 9%, but to date, the reduced rate of 6% remains in effect for renovations meeting the legal conditions. Check with the SPF Finances or your accountant for the most up-to-date situation at the time of your work.

Renovating a house in Brussels is an exciting project, but it can quickly become stressful without proper preparation. Between choosing contractors, navigating administrative procedures, exploring available subsidies, and selecting materials, there are many steps. At Akdeniz Deco Bruxelles, we come in at a key stage of your renovation: choosing the finishing materials—tiles, sanitary ware, décor—that transform a raw construction site into a real home.
Why renovate in Brussels in 2026?
The Brussels property market remains attractive despite an uncertain economic climate. Renovating your property allows you to improve your daily comfort, reduce energy costs, and significantly increase its value. The Brussels-Capital Region also offers several financial aids to support renovation projects, notably through Brussels Environment and the Rénolution program, which supports sustainable and energy-efficient renovations. Contact your local municipality or Brussels Environment to find out which subsidies you are entitled to.
The key steps to a successful renovation
1. Assessing the property and defining the project. Before any work begins, it is essential to make a complete inventory of what will be kept, renovated, or replaced. An architect or project manager can help you structure this assessment, especially for major work (structural changes, planning permission).
2. The budget and the order of work. The golden rule: start with the structural work (roof, insulation, electricity, plumbing) before the finishing touches. There is no point in laying new tiles if the underlying screed is defective or if the pipes behind the walls need to be replaced. Set aside a contingency fund of 10 to 15% of the total budget for unforeseen issues, which are particularly common in older Brussels homes.
3. Choosing the finishing materials. This is where Akdeniz Deco Bruxelles comes in. Choosing floor and wall coverings, sanitary equipment, and decorative elements often accounts for 20 to 30% of the total renovation budget. It is also the first thing your visitors will notice. We strongly recommend visiting us before finalizing your budget: our advisors can help you optimize your choices to achieve the best results at the best price.
Which materials should you choose for a sustainable renovation in Brussels?
For floors: porcelain stoneware is the most versatile choice—durable, easy to maintain, and available in every style. For living areas, large-format tiles with a matte finish are currently the most popular. For bathrooms, opt for smaller formats with a non-slip surface.
For bathroom and kitchen walls: ceramic wall tiles remain the essential classic, but large rectified porcelain stoneware slabs offer much more contemporary effects with almost invisible joints. In open-plan kitchens, a tiled backsplash can become a real decorative feature.
For sanitary ware: invest in quality faucets and equipment. A cheap, leaking mixer tap or a faulty toilet flush costs far more in repairs than a good brand purchased from the start. We offer ranges to suit all budgets, with excellent value for money.
